and showing the property to qualified buyers only. We
will also help prepare documents, negotiate a contract and
follow up with lending institutions, inspectors and the like.
The Realtor will be involved as much as needed; if you do
not use a Realtor, these responsibilities are left entirely
up to you.
If I decide to hire a Realtor to help me sell my
home, what are some important questions I should ask?
Ask these questions to ensure your Realtor has your best
interests in mind:
- Will you advise me on how to prepare my home
for sale?
- Will you be able to walk me through the selling process from
beginning to end?
- Will you be able to provide me with a comparative market analysis
in order to assist with pricing?
- Will you provide me with the required federal and state documents
and explain their use?
- Will you list my home with MLS (Multiple Listing Service), ensuring
its availability is seen by all Realtors?
- How will you market my home?
- How do I know a buyer is qualified?
- Will you negotiate the contract on my behalf?
- Will you make me aware of any “red flags” – such
as financing problems, changes in plans for the buyer,
inspection problems?
Is it possible to sell my home without the assistance
of a Realtor?
Of course, anything is possible – and if you decide
to sell your home without hiring an agent, you will avoid
paying commission fees. However, you must keep in mind
that selling a home for the best possible price requires
a lot of work and expertise even in a seller's market. Also,
sellers must be cautious when showing a home to strangers
and must never enter into a contract unless financing has

they want to pay according to the program that best suits
their needs. Homeowners will save nearly half versus "traditional" commissions. This
means you can list your home for as low as 2% and a 2.5%
selling fee, to be paid upon closing. All fees and
services are provided in writing.

and seller at the same time in the same transaction?
C A North Realty, Inc. does occasionally serve as a “dual
agent”, as described by law. We ensure that when we
act as a dual agent, we assist both parties fairly without
a conflict of interest.
Does C A North Realty, Inc. assist purchasers with
mortgages?
Yes, we work with a variety of lenders
Who would handle my transaction?
